Ardent's current property portfolio consists of a selection of Residential and Commercial properties and developments located in and around Northampton

Property Criteria

In selecting properties for purchase, management consider whether they have some or all of the following characteristics:

  • Property well located with a high likelihood of attracting future tenants;
  • Likelihood in the market for long-term capital gain;
  • Attractiveness of property to institutional finance providers (e.g. Banks);
  • Potential for refurbishment of property to increase capital value;
  • Undeveloped property with potential for value gain from obtaining permission to build something new and from development gain.

Northampton is a prosperous UK town which has grown consistently and quickly over the last 50 years.

The town is 1 hour from London and Birmingham and benefits from strong rail and road links. In recent years the town has started an ambitious regeneration programme, developing a cultural quarter and a new riverside university campus.

We pride ourselves with being a fair and equitable landlord which encourages long tenancies and good rental payments. The Estate Management team ensures we build and maintain relationships with our tenants and our property management partners.

Our team works closely with our local residential tenant manager, chartered surveyor and legal advisors to ensure that our tenancies are successful and long-term. They work closely with our Commercial tenants, helping to solve both minor and significant issues - we understand that their ongoing success assures future cash flows and maintains the investment value of the underlying properties.

Property Maintenance / Development

Enterprise Real Estate, a UK company and part of the Cadman Group, works to ensure the properties and developments across our portfolio are regularly maintained and managed. The business model focuses on develop and hold strategies which provide long term income and capital growth.  The company looks for projects in Urban Regeneration, re-zoning and development of disused commercial land. The team has experience of site appraisal, through planning, building and all the way to reinvestment or sale.

Sophisticated Investors – See article 23 FSMA Promotion of Collective Investment Schemes (Exemptions) Order 2001, being a person certified in writing to the effect that he/she is sufficiently knowledgeable to understand the risks associated with participating in unregulated schemes.

High net worth companies, unincorporated associations, partnerships or trustees of high value trusts – See article 22 FSMA Promotion of Collective Investment Schemes (Exemptions) Order 2001.

Investment Professionals – defined within article 14 FSMA.
